Service Frequency: An initial treatment is required before recurring services begin. Recurring service is available monthly, bi-monthly, and quarterly. Service frequency may be adjusted based on pest pressure, property type, sanitation conditions, and seasonal activity.
Initial and Recurring Service Includes: Exterior property inspection, identification of pest activity or conducive conditions, treatment application (exterior foundation barrier, entry point treatment, targeted treatment, and any seasonal adjustments), documentation, and recommended corrective actions when necessary.
Rodent Control Add-on:
Rodent Control Services Focus: Reducing active rodent populations, identifying entry-points, and implementing exclusion-based prevention methods to prevent future activity.
Service Process: We start with an inspection, provide exclusion recommendations, initial setup/ treatment, and ongoing monitoring.
*Ongoing rodent control is designed for monitoring and population control in areas with high rodent pressure, commercial environments, or clients that require ongoing programs due to regulatory, structural, or environmental factors, and does not replace exclusion work or guarantee complete elimination if environmental conditions remain favorable for rodent activity
*Ongoing rodent control may include exterior bait station installation and maintenance, interior monitoring devices (snap traps, glue boards, or mechanical traps where appropriate, scheduled inspections and activity tracking, and entry point monitoring and exclusion follow-up recommendations
Burrowing Pests/ Ornamental and Turf Rodent Control:
Common Pests Covered: Prairie dogs, ground squirrels, Voles, and other burrowing rodents
Service May Include: Property inspection, burrow treatments, follow-up inspections, activity monitoring, required signage and notifications when applicable, and carcass collection when necessary
Termite Monitoring and Control:
Program Includes: property inspection, treatment recommendations, localized treatment for active infestations, termite bait station installation, scheduled monitoring, and follow-up inspections
Wasp/Nest Removal:
Service Includes: Active nest removal, nest treatment, and preventative treatment (general pest program) recommendations
Heavy Infestation/ Specialty Pests and Treatments:
Program Available For: Cockroaches, heavy rodent infestations, flying insect issues, enhanced commercial monitoring (such as food service facilities and warehouses), and other specialty pest issues
Service Frequency: Frequency is determined by the pest, level of activity, and needs of the property
Wildlife Services Focus: Safely removing nuisance wildlife from structures while preventing future entry through professional exclusion methods. Whenever practical, wildlife is allowed to leave the structure on its own before entry points are sealed.
Common Wildlife Serviced: Bats, Raccoons, Squirrels, Rats, Rabbits (when causing property damage), other nuisance wildlife (please contact us to discuss your specific situation)
Service Process: We start with an inspection, identify entry points, create an exclusion plan, one-way devices installed, exclusion work, follow-up inspection(s), removal of the one way devices, sealing of the remaining entry points, and provide recommendations for preventing future activity
*Important Information: We focus on exclusion-based solutions. Wildlife is not relocated or euthanized as part of our standard services. Live capture may be used only when necessary to safely remove the animal from a structure, with release occurring on the same property where appropriate and permitted. For rat services, rodent management focuses on exterior bait stations, interior monitoring devices, and exclusion (same as rodent control).

Services Available: Snow Removal, sidewalk clearing, ice management, de-icing applications, and recurring winter service agreements
Gutter Cleaning:
Service Includes: Debris removal/disposal and an inside/outside scrub of the gutter system with an environment friendly cleaner using a soft bristle brush where applicable and accessible
Attic/ Crawlspace Cleanouts:
Service May Include: Removal of old/ contaminated/ damaged insulation, removal of debris and pest-related contamination, application of a environmentally friendly cleaner/ deodorizer/ sanitizer, cleanup of the work area, and basic crawlspace vapor barrier replacement (when applicable, upon request)
Service Information: Custom Quote Required. Pricing varies based on accessibility, insulation condition, contamination level, debris volume, disposal requirements, crawl space height, rodent activity, moisture conditions, and overall labor intensity. Severe contamination, heavy debris, restricted access, or suspected hazardous materials may require additional pricing or specialist referral.
Junk Removal/ Property Cleanouts:
Service Information: Custom quote required. Please NO electronics (TVs and monitors are acceptable), NO appliances or other items containing refridgerant, and items requiring specialized disposal or handling may not be accepted.

Each recurring commercial customer receives a Dorsey Home and Lawn Services Commercial Service Binder to help maintain organized service records and property information.
The Binder May Include:
Company information and contact details
Proof of insurance
Business licensing information (including applicable certifications)
Service agreement and scope of work
Property profile and site information
Authorized contacts and access instructions
Site maps or property diagrams (when applicable)
Pest control device locations (bait stations, monitors, traps, etc.) when applicable
Service schedule and frequency overview
Emergency contact information
Regulatory or compliance documentation (when applicable)
Notes on access restrictions, alarm codes, loading areas, or special instructions
Historical summary of service plan structure (not full service reports)
Billing & Payment:
A payment method on file is required before recurring commercial services begin.
Invoices are issued according to the service agreement, typically per service or monthly.
Standard payment terms are Net 30 or Net 45. Net 60 or other terms may be considered on a case-by-case basis.
AutoPay is available and recommended for recurring services but is not required. AutoPay helps ensure uninterrupted service and simplifies billing for ongoing commercial programs.
Accounts that become past due may be subject to late fees, suspension of services, or collection procedures as outlined in the service agreement. If an account becomes significantly past due, Dorsey Home and Lawn Services reserves the right to charge the payment method on file after reasonable notice has been provided, in accordance with the service agreement.
